Homes, Condos, & the Little River Real Estate Market

Little River, one of the area’s earliest coastal settlements, moves at the relaxed pace of a quiet fishing village.

Fishing boats still ply the waters in Little River, and locals gather to talk about the catch of the day and the weather on the horizon.

Little River has become a beacon for people wanting to slow down and enjoy life. Moss-covered oaks hide entrances to new residential communities filled with people who’ve chosen to retire here. More than half of Little River’s residents are older than 45 years, with the median age at 49.

Little River’s estimated population today is more than 7500. While Little River has its share of single-family homes (with more expected), it is also a haven for the convenient condo lifestyle. Coquina Harbour on the Intracoastal Waterway in Little River offers some of the best in condominium living. Its non-functioning classic Governor’s Lighthouse gives the community a maritime feel.

In 2005, the median price for homes in Little River was $169,500, rising to $190,600 in 2006. Several new developments are underway. The market is experiencing significant residential growth due to warm climates, favorable cost of living, exceptional golf courses and other lifestyle amenities.

Little River residents are striving to match growth to area infrastructure, maintain a village character, prevent beach character encroachment, and preserve native trees, plants, and wildlife and their habitats.

Residents encourage and support businesses that are service and tourism related, appropriate to the area’s natural resources and village character: golf courses, waterway recreation, gift shops, restaurants and nature parks.
